FAQ

How much does a building inspection cost in Melbourne?

At Bayside House Inspections, our inspection typically costs between $545 and $950 dollars, depending on the type of inspection, the size (number of rooms) and the level of detail required.

Who pays for a building inspection?

In most cases, the buyer pays for the building inspection. This ensures the buyer receives an independent assessment of the property’s condition before committing to a purchase. For new builds or construction projects, the property owner or developer typically pays for stage inspections during the building process.

Is it worth getting a building inspector?

Yes. An independent building inspector provides an objective assessment of a property’s condition and can identify issues that are not visible to an untrained eye. This can help buyers avoid unexpected repair costs, negotiate confidently, or decide whether to proceed with a purchase. For new builds, inspections help ensure construction meets industry standards and catches defects before handover.

How long does a building inspection take in Victoria?

A standard building inspection in Victoria usually takes 1 to 3 hours, depending on the size, condition, and complexity of the property. Larger homes, older homes, or properties with difficult access may take longer. The final report is often delivered within 24hrs.

What things do home inspectors check for?

A home inspector examines the overall condition of the property, including:

  • Structural integrity

  • Roofing, gutters and drainage

  • Exterior walls and foundations

  • Plumbing and electrical systems

  • Moisture issues, leaks and dampness

  • Interior walls, ceilings and flooring

  • Windows and doors

  • Insulation and ventilation

  • Safety hazards and non-compliant building work

  • Bayside House Inspections can also test all timbers in the building for termites, borers, wood rots and fungal decays, as well as the detection of live termite activity.

What’s not included in a home inspection?

A standard home inspection does not include areas that are inaccessible or hidden behind walls, floors, or ceilings. It also does not cover:

  • Asbestos testing

  • Mould testing

  • Detailed plumbing or electrical diagnostics

    Swimming pool compliance

  • Air conditioning performance testing

  • Property valuation

  • Cosmetic issues such as paint or minor wear
